Years of deferred maintenance had taken a toll; the exterior facade needed repairs, the roof required replacement, and two of the three units were occupied by long-term tenants. We had stayed in touch with the seller for several years, offering ongoing guidance as they weighed the right time to sell. When the decision finally came, they had one key request: their brother, a long-term resident, needed to remain at the property. We negotiated a revised lease agreement that preserved housing for the family member while creating clarity for the incoming buyer.
Result
Once brought to market, the property drew strong interest from investors who recognized the long-term value of the site. Multiple offers followed, and we ultimately closed at $1,125,000, just shy of the list price. The buyer, represented by an outside agent, already owned assets in the neighborhood and understood the opportunity the Ambrose location represented.
