4741 Radford Ave is a 1988-built, 9-unit complex in Valley Village, exempt from LA’s rent control and comprised entirely of oversized 2-bdrm, 2-bath units averaging 1,100+ SF. Many interiors feature in-unit laundry, hardwood-style flooring, stainless appliances, and private balconies. The asset offered investors immediate cash flow (5.52% CAP) with minimal repositioning required and fewer long-term maintenance concerns than older rent-controlled inventory. This seller has been actively repositioning out of the LA market, and we’ve helped him close multiple sales over the last two years. He came back to KST for Radford after seeing success on prior listings.
Challenge
We received four offers within 11 days, but due diligence revealed some standard wear-and-tear items that required negotiation. A buyer, represented by an outside agent, initially submitted an offer over asking but requested credits following the inspections. We navigated this carefully, ensuring pricing remained strong while keeping escrow on track.
Result
The deal closed at $3,926,000, representing 99% of the asking price in 75 days. Most notably, the buyer assumed the seller's existing loan, saving our client over $40,000 in prepayment penalties. This was our 5th San Fernando Valley sale in 2025, and part of a string of three closings in the past two weeks. We've now closed 17 transactions this year, despite ongoing rate headwinds and buyer hesitation.
