Located south of Riverside Dr, 4741 Radford Ave was a clean, professionally managed 9-unit complex that checked all the boxes. Built in 1988 and exempt from L.A.'s rent control (RSO), the property offered investors a rare blend of stability, income, and fewer property management headaches; especially when compared to older inventory. Comprised entirely of large 2-bdrm, 2-bath units (approx. 1,100+ SF avg), many interiors had been thoughtfully upgraded with modern finishes: hardwood laminate flooring, updated kitchens with stainless steel appliances, washer/dryer in-unit, and private balconies. Offered at $349/SF, the building generates a 5.52% CAP on actual income, providing immediate returns with minimal repositioning required. The 1988 construction also meant fewer capital expenditure surprises and more reliable systems than vintage alternatives.

We received four offers within 11 days, but due diligence revealed some standard wear-and-tear items that required negotiation. A buyer, represented by an outside agent, initially submitted an offer over asking but requested credits following the inspections.
